The Purchase Offer or Purchase Contract will be sent from the buyer's agent to your agent. Herein all necessary information is included that is part of the buyer's offer. You can accept it as it is or make a counteroffer. The document is a standard contract that has been approved by the Florida Bar and the Florida Association of Realtors. Click on the sample document below to download it.

The details are:

The contract parties - Which buyer, which seller and which brokerages are involved

Description of the property - address and legal description plus any included furniture, boat etc.

Price and terms - What price is offered and how will it be paid, e.g. cash or financing, how much is the earnest money deposit, Closing date, Assumption or payoff of unpaid utility assessments etc.

Home Inspection / Feasability Study (Lot)  - Number of days in which the property can be checked by the buyer

Legal  - Legal comments, explanation of terminology etc.

Attachments and Addenda - further documents incorporated into the contract, e.g., additional terms, disclosures etc.

Signatures - all recorded owners as well as all buying persons have to sign the offer to make it a contract
